Xposure™ provides you with a customizable print CMA, but in addition to print, the system builds an online CMA, in a fully interactive website. This online CMA can be left with your clients, and continues to update with the changes to the MLS® system. Below are the steps to completing the CMA and then the options for presenting to your potential seller.
When you first click the CMA tab, you will see 2 options to create a new CMA; a Buyers or a Sellers. If you have started a CMA, it will be populated in a grid, like the example below. You will be able to see the type of CMA in the Type column along the left hand column.
You then have the following options:
Start a new CMA
To start a new CMA, click the "Create a New CMA for a Buyer/Seller" as shown above. The CMA wizard will open and you will see 5 circles that walk you through the process. As you click through the stages, the steps will go from a blue highlighted circle, to a green one.

Step 1 - The Subject Property
The first step are all the fields that are applicable to the Subject Property. If you are preparing the CMA for a property that has never been listed, fill in as many fields as you can. This will help the search filters in Step 2 to find the best comparable properties.
Depending on your board, you may have the option to search by an MLS # for a past listing, or search the assessment data by a PID #. You will see both options under the Street Name field in the screenshot below. Click the appropriate search button, and a pop up window will open where you can enter the MLS or PID number. If you do have this option and use the data, always verify that the data you have imported is still correct, to your knowledge.
If you are going to present the seller with a printed CMA, there are additional print fields that can be filled in. These will only populate on a printed CMA.
Once you have completed the information you have for the subject property, you can click on the Step 2 button along the top, or the Next button on the bottom right hand corner.
Step 2 - Searching for Comparables
Step 2 looks for comparables around the subject property.
The first step is to select how many comparables you would like the wizard to find. This is set on the top of the right hand side. *Note - the types of comparables may be different then shown below, depending on your board.
In the example below, the wizard will look for 5 Active, 5 Sold and 3 Expired comparables.
The next step is to set the location on the map shown on the left hand side.
Once you have set the location, the criteria fields on the right hand side will populate with information. The font will be in an italic font. This data is the lowest/highest based on the comparables that were found. You can override the data if needed and force the wizard to look for other comparisons.
In the example below, the highlighted sale date has been manually changed. The font is no longer italic, and is now bold.
Once you have the location and criteria selected, click the next button on the bottom right corner, or click the Step 3 "Results" circle along the top of the CMA.
Step 3 - Reviewing the Results
The results area will be segmented by status.
At the bottom of each type of status, there will be toggles that you can switch between different points of view. Below shows the Active status toggle of Average or Median.
Throughout the status you may have figures in a red or green font (Example below is the Average List Price). Those fonts are highlighted and then explained in the summary of the bottom of the status. In this example, the red figure of $1,019,560.00 is then indicated as the Average List Price of Comparable Properties.
The Sold and the Summary status will have a List Price or Sold Price toggle in addition to the Average or Median toggle.
Alternative Ways to Populate Results
You can populate results in a traditional fashion by utilizing the Edit drop down found at the top left hand corner of the Results tab.
In the drop down, you will have the ability to manually add a listing by MLS #. A pop up, like below, will open and you can then enter in the MLS #'s you would like to add.
Once you have the MLS #'s entered, click the Add button.
The next way to add comparables, is using a secondary session. At the top of the screen, click the "+" tab that is highlighted below.
This opens a secondary search tab.
You can now complete a traditional search.
Once you have the comparables you would like to add, you can do one of two actions.
1) With the listings checked, click the Actions button and then Add to CMA.

2) Using the Edit drop down, you can copy the comparables to your clipboard.
Return to the CMA Results tab and click the Edit drop down. Now click Paste Listings.
Using either method, the new comparables will now populate.
Once you are happy with the comparables, you can click the Next button in the bottom right corner, or the Step 4 "Adjust" circle along the top of the CMA.
Step 4 - Optional Adjustments
Step 4 is an optional step, and allows you to assign a value to a number of data columns that will then adjust the comparables list and/or sold price.
In the example below, a value of $20,000 has been entered as the value of a bedroom. The active comparables automatically reflect the adjustment. A 2 bedroom comparable increases by $20,000 to match the 3 bedroom subject property, whereas the 4 & 6 bedroom comparables are reduced.
Other examples of more common adjustment columns are assigning a value to a floor in a condo, the view of the property, or the inclusion of a parking stall.
*Note - the value of an adjustment is not suggested by the wizard. You will need to generate the value you assign by knowing your market area.
Finally, the adjustments can be hidden during the presentation to the seller. This step can be for your eyes only. This option will be a toggle in Step 5.
Once you have finalized your adjustments, or if you are not using the adjustments, you can click the Next button in the bottom right corner, or the Step 5 "Send" circle along the top of the CMA.
Step 5 - Presentation Options
The last step is the presentation of the CMA.
You can select to Email the CMA Gateway Link to your client, or Create a CMA Print Document.
Email the CMA Gateway Link
If you are emailing the CMA Gateway Link, you can enter a new clients email address in the To field and press enter, or if they are an existing client, the name can be found by typing in the To field and then selecting the client. If you would like to send the link to multiple email addresses, press enter after the email address and then repeat the steps as needed.
Other toggles to note below:
If you do not want to include Adjustments or Assessment Info, unsure the toggle boxes are not selected in the list. *Note - Assessment data is dependent on your board.
If you would like to preview the CMA, click the blue Preview button to open the CMA Interactive Gateway.
You can complete the message for your Seller and once finished, click the green Send button.
Create a CMA Print Document
To create a CMA Print Document, click the "Create CMA Print Document" as shown in blue below.
There are several CMA print templates to choose from.
To select a template, choose one in the list, and then click the green "Create CMA Document" button at the bottom of the page.
You can then generate the CMA as a PDF or a Word Document in the pop up that will open.
